Fully managed service fees (as of 1 April 2025)
- Up front finder’s fee, amounting to 50% of the first months rent plus VAT (includes marketing of property, managed viewings, third party referencing and tenancy agreement, plus Deposit Protection Scheme set up and inventory report)
- 12% plus VAT of rent per month, commencing from tenancy start date
Additional fees (excluding VAT)
- check out fee £100
- additional home inspection fee £45 (falling outside of normal inspection service)
- tenancy renewal fee £50
- fee for the service of a Legal Notice – £25 per service
- court attendance fee £100 per hour of attendance
- landlord withdrawal fee (during fixed term tenancy): £500 to cover the costs associated with advising the tenant on the change and the position of the security deposit, transferring the security deposit to the landlord or new agent, notifying all utility providers and local authority (where necessary) and returning all relevant documents held by the agent to the landlord. This does not apply to a tenant-find service.
Rent only service fees
- Up front finder’s fee, amounting to 50% of the first months rent plus VAT (includes marketing of property, managed viewings, third party referencing and tenancy agreement, plus Deposit Protection Scheme set up and inventory report)
- 8% plus VAT of rent per month, commencing from tenancy start date

- deposit registration fee £30 (only available with a valid and up-to-date inventory)
- check out fee £100
- home inspection fee £45
- tenancy renewal fee £50
- annual financial statement £25
- organising maintenance on unmanaged properties – £60 per maintenance issue arranged. Should the landlord of an unmanaged property ask us to arrange maintenance for their property, this covers the cost to organise those works
Tenant Finder, Let Only service fees
Up front finder’s fee, amounting to 75% of the first months’ rent plus VAT (includes marketing of property, accompanied viewings, third party referencing and tenancy agreement)
Additional fees (excluding VAT)
- inventory £100
- deposit registration fee £30 (only valid where an up-to-date inventory is available)
- check out fee £100
- home inspection fee £45
- tenancy renewal fee £50
- organising maintenance on unmanaged properties – £60 per maintenance issue arranged. Should the landlord of an unmanaged property ask us to arrange maintenance for their property, this covers the cost to organise those works
