Many letting agencies break down their services and make additional charges for each and every item utilised. Here at Hadleigh, our fees are transparent and easy to understand. We offer a flat-rate commission with no additional extras such as set-up fees, inventory or advertising charges. Please see below for our competitive commission rates.

Fully Managed Letting Service

Our fully managed service is an ideal choice for landlords who are new to property lettings or would prefer an experienced letting agent to handle the lettings. With a fully managed letting service, the landlord can benefit from a wide variety of services, including not needing to deal with emergency calls, having rent effectively collected on your behalf, handling legalities are taken care of, you’ll have a vetted list of potential tenants, and it offers greater peace of mind.

Our Fully Managed Service includes:

  • We visit you at your property and provide a rental valuation and any other advice that you may require about letting your property.
  • We arrange to circulate details of your property to prospective tenants and your property will feature on our website and the major property portals.
  • Accompanied viewings including evenings and Saturdays.
  • Fully comprehensive tenant referencing service conducted by an approved credit reference agency.
  • We will negotiate any specific tenant requests (if any) and advise you how best to proceed.
  • We prepare an inventory and schedule of condition of your property which the tenant will be required to check, sign and return to our offices
  • We will prepare a suitable Tenancy Agreement, relevant statutory forms and necessary paperwork.
  • We will notify the relevant utility companies, gas, electric, water and council tax of the tenants occupation and where necessary provide meter readings.
  • We take a deposit which is equivalent to one month’s rent plus £100 which Hadleigh will register and forward to the Deposit Protection Service (DPS) which is held until the end of the Tenancy.
  • We collect the rental payment monthly in advance from the Tenant(s).
  • We prepare and submit a monthly rent statement to you or your accountant by email.
    We arrange any necessary repairs or maintenance, first liaising with you of the costings involved and obtain your instructions.
  • We are able, if required, to pay regular outgoings from your rental payments, such as service charges or insurance premiums.
  • Upon your request we are able to contact your tenants to arrange periodic inspections.
  • At the end of the Tenancy we will check through the inventory to make sure that everything is in order and if appropriate prepare a list of dilapidations. With the consent of both the Landlord and the Tenant we are able to make the necessary deduction from a tenants’ deposit to cover any dilapidations caused, rent arrears or any shortfall in domestic cleaning.
  • When a tenant has provided notice to vacate, we will upon your instructions begin marketing the property for re-letting prior to the Tenants vacation which helps to assist in minimising any void periods.

Our Let Only Service

Our Letting Only service is suitable for landlords who prefer to be more involved with managing property maintenance, maintaining tenant relationships, and collecting rent. With a Letting Only service, our letting agents will help you advertise your property, find suitable tenants, carry out viewings, and conducting appropriate checks on your behalf.

Service Commission Fees

Fully Managed Service

The cost for the fully managed service is 50% of the first month’s rent and then 10% + VAT ongoing

Letting Only Service

The cost for the Letting Only service is 90% (75% + VAT) of the first month’s rent. The fee is deducted from the first month’s rent taken from the Tenant.
